Introduction to Pattaya
Located on the East coast of the Gulf of Thailand approximately 150 Km Southeast of Bangkok Pattaya has evolved from being a quiet fishing town to a known tourist destination in the Southeast Asia region . With an estimated population of more than 300.000 inhabitants the city attracts an increasing number of retiring expatriates and holidaymakers from all over the world, especially from Japan, Korea, England, America and Australia; as well as a large number of nationals who come from other provinces to work in Pattaya .The city is also known by its exciting nightlife with a large numbers of bars and Agogos dotted through the city. On the other hand Pattaya is experiencing an ongoing change growing into a hub convention and beach resort where the visitor can find a large number of facilities including shopping malls, international hospitals, schools, golf courses and a wide range of leisure and sports activities.
Property market in Pattaya
Residential properties in Pattaya range from small condos to upscale villas. As many other areas of Thailand, Real estate market has experienced an upward trend sending prices to new highs. Albeit as a whole value for money seems to remain good for now, at least according to many foreigners who have decided to acquire their house recently.
With regard to the condominium sector, although during many years a large number of condominiums have been launched in the low-end segment of the market, there have been recently an increase in Mid-to-High developments with prices in the range of 3 to 10 million Baht. For many these are signs showing that the city is changing very fast towards an upscale market. A number of these projects offer nice sea views.
Prices in he housing market range from a few million Baht to ten million and beyond. As a general rule houses close to the beach coast tend to be more expensive.
Areas
Pattaya can be broken up into four main areas: Pattaya beach, Naklua beach in the North, Jomtien beach in the South of Pattaya Beach and East Pattaya. Jomtien has been competing with Pattaya in the property market offering a quieter location and plentiful of unspoilt land. Nowadays Jomtien has become more popular among buyers and investors as Pattaya offers limited number of development opportunities due to its population density. An alternative is Naklua closer to Pattaya and where very nice beaches can be found.
